Planning & Designing your Kitchen Extension

In most cases, a single storey extension can be built as a permitted development, meaning that you will not require planning permission for this build. However, some clients cannot make use of these developments – for example, if you live in a conservation area or if your home is listed. There are also some limitations placed on the size of your kitchen extension and proximity to roads and properties nearby.

Glazed Kitchen Extensions

Natural light is incredibly important in the home – particularly in such a high-traffic room. Glazed extensions can unite the kitchen and garden while creating an airy, light room. We can create traditional and contemporary glazed extensions, including orangeries and conservatories. Orangeries typically have a flat, solid roof and provide a modern way to create an open plan kitchen with plenty of light.

Bi-Fold Doors

Bi-fold doors are a real centre piece in kitchen extensions; they allow an uninterrupted view of the outdoors and let you open up the kitchen completely. Whether you want to feel the breeze in summer or open up our ground floor when entertaining, adding bi-fold doors to your extension will certainly achieve the effect that you want.

Extension Sizes

While most clients agree that bigger is better, there are a number of restrictions on the size of your kitchen extension. The most obvious is the size of your garden; you will need to decide how much of your garden you will be willing to use for the extension. As part of this process, many clients opt to landscape the garden and add more decking/patio space as the kitchen extension often builds onto the existing pavement.

If you are building your kitchen extension as a permitted development, there are further limitations placed on size. These extensions can’t be more than 50% of the size of the original property (for side extensions), and cannot be more than 4m in depth. The extension must also be lower than the existing roof, and should be made with similar materials to the rest of your home.

Planning Permission

Depending on your area, you may be able to build your extension as a permitted development. If you choose this route, there will be restrictions on the size, positioning, and style of kitchen extension. If you build as a permitted development, your kitchen extension must:

  • Not be more than half the area of land around the original house
  • Not be higher than the highest part of the roof
  • Not extend beyond the rear wall of the original house by more than 3 metres if it is an attached house, or 4 meters if it is a detached house
  • Not be higher than 4 meters if it is a single storey extension
  • Be built with materials that are similar in appearance to the rest of the house
  • Not include raised platforms

However, many clients prefer to gain planning permission to give them greater flexibility with their design. If you choose this route, our architectural partners can submit the application on your behalf.
